Villa rental rates are on a per week basis (7 nights).  Shorter stays of only 3 nights are available.  A reservation deposit of 25% of the full rental rate is required at time of booking with the balance due 60 days prior to arrival date.  If arrival date is less than 60 days from initial booking date, payment in full is required at time of booking confirmation.  Bookings during the Christmas / New Year Holiday season require a reservation deposit of 50% of the rental rate upon confirmation of the booking, with the balance due 90 days prior to arrival date.  A damage deposit of USD 500.00 is required for all bookings payable at time of final rental balance payment.  The damage deposit will be refunded promptly after departure assuming that no damage is sustained during the guest's stay.  All payments must be made by wire transfer.  Villa Santai reserves the right to cancel any reservation, without refund, if final payment is not received by the "due date," unless alternate arrangements have been made in advance.  Check-in time is 3:00 PM and check-out time is 12:00 PM.  If the property is not reserved by other guests on the arrival date and/or departure date, an earlier check-in and/or  check-out time on the same date can be arranged without additional charge.

Villa Santai is not currently set up to accept personal checks or credit cards for payment of food and beverages, gratuities or other amenities.  All additional costs incurred during your stay must be settled in cash with the House Manager before departure.  For the guest's convenience, these charges can be estimated so that payment may be made in advance by wire transfer.

Cancellation more than 60 days prior to scheduled arrival date will bear no cancellation penalty.

Cancellation within 60 days prior to scheduled arrival date shall incur a 20% administrative fee, subject to the below mentioned circumstances.

Cancellation within 90 days of the Holiday Season (Dec. 22, 2007 through Jan. 5, 2008) will incur a forfeiture in total of all rental deposits, subject to the below mentioned circumstances.

Only under the following circumstances will refunds will be made less than 60 days prior to arrival date:

	Villa becomes unfit for habitation due to a natural calamity.
	Villa is rebooked by another party for the period of the initial booking dates, or if only a portion of the initial rental time period is rebooked, a pro rata refund will be made.  Any rental payments that qualify for a refund, whether in whole or pro rata under this guideline, shall be subject to a deduction of a 20% administrative fee of the full rental rate.

While many hotels automatically add this service charge to the guest's bill, it is merely suggested that if the guests are satisfied with the service during their visit, a gratuity of 10% of the rental rate be given to the House Manager at the end of their visit.  Any gratuities are appreciated and will be shared among the entire staff.
